Storm Damage Restoration Timeline: What to Expect From Inspection to Completion
Wondering how long storm damage restoration actually takes? Here's a realistic, step-by-step look at our process — from the first inspection through final payment — so you know exactly what to expect.
After a major storm rolls through Greater Cincinnati, the questions start almost immediately: How bad is the damage? How long will this take? When will my home be back to normal?
The honest answer is that every project is a little different — but our process follows a clear, consistent sequence. Here's exactly how it works, from the first phone call through the day we hand you your warranty documents.
Step 1: Inspection and Photo Documentation
The first thing we do is get eyes on your entire home. We inspect the roof, siding, gutters, and windows — every surface that takes the brunt of a hail or wind event — and we photo document any damage we find.
Once the inspection is complete, we sit down with you and walk through the evidence. We show you exactly what we found, explain what it means, and give you an honest assessment. If there's enough damage to support a claim, we'll tell you — and we'll help you file it. If there isn't, we'll tell you that too.
Typical timeframe: 1–3 days after the storm, weather permitting.
Step 2: Filing the Claim
If the damage warrants it, we help you contact your insurance company and open a claim. Once a date and time for the adjuster meeting is scheduled, we get to work preparing.
The day before the adjuster arrives, our team comes back to your property and marks any visible damage to the siding, gutters, and windows — flagging it clearly so nothing gets overlooked during the inspection. We intentionally leave the roof unmarked at this stage.
Why? Because we want to walk the roof together with your adjuster. That way, every strike, every bruise, every area of granule loss gets documented in real time, with both of us present. It's a more thorough process, and it produces a stronger record.
Typical timeframe: 3–10 days after filing, depending on adjuster availability.
Step 3: The Adjuster Meeting
On the day of the adjuster visit, our team is on-site with you. We walk the roof alongside the adjuster, pointing out damage and making sure everything is documented and marked together. This collaborative approach means the adjuster sees what we see — and the scope of damage gets captured accurately from the start.
After the visit, the insurance company reviews the evidence and makes a determination on your damages.
Step 4: Scope Review and Approval (The Tricky Part)
This is where the process can vary the most — and where having an experienced restoration contractor in your corner matters most.
Sometimes the insurance company gets it right immediately: they approve a full replacement and issue an estimate that covers the scope of work. When that happens, we move quickly.
Other times, the insurance company will prescribe a repair instead of a replacement. When that happens, our job is to demonstrate — with documentation, manufacturer guidelines, and industry standards — why a repair is not an adequate solution and why replacement is the correct call. This back-and-forth can extend the process by weeks, and in some cases months. We've been through it many times, and we don't give up on a legitimate claim.
Once we have a fully approved scope, we're ready for the next step.
Typical timeframe: 1–8 weeks after the adjuster visit, depending on the insurance company's response.
Step 5: Scope Review With You — Line by Line
Before any contract is signed or any deposit is collected, we sit down with you and go through the approved scope of work line by line. We explain exactly what the insurance company has authorized, what each item means, and what the work will involve.
We also help you make the decisions that are right for your family and your home — what to replace, what to leave alone, and where it makes sense to invest. This is also when we help you select your colors and materials, so you're not making those choices under pressure on installation day.
Step 6: Deposit and Material Ordering
Once you're comfortable with the scope and your selections are made, we collect a deposit. That deposit will never exceed the amount of the first insurance payment you receive — we structure it that way intentionally, so you're never out of pocket more than what insurance has already put in your hands.
With the deposit in place, we order your materials from our suppliers. Once they confirm product availability, we work with our crews to lock in an installation date based on their schedule and the weather forecast. Materials are typically delivered to your home the day before work begins.
Typical timeframe: Roofing and gutters are typically scheduled within 1–2 weeks of deposit. Siding and windows vary significantly — 4–6 weeks is common, depending on manufacturer lead times and product availability.
Step 7: Installation
Your Gumtree project manager will be on-site periodically throughout the entire installation — checking materials, checking on the crew, and making sure every phase of the work is being done correctly and to spec.
Throughout the project, your rep will send you photos as the work progresses. This matters more than most homeowners realize: there are layers of work — underlayment, ice and water shield, decking repairs, flashing — that are completely hidden once the final shingles go down. Those photos are your record that the job was done right, not just that it looks good from the street.
Upon completion, your project manager takes a final set of photos documenting the finished work.
Typical timeframe: 1–3 days for most residential projects; larger or multi-trade projects (roof + siding + gutters) may take 3–5 days.
Step 8: Certificate of Completion and Depreciation Release
Once the work is complete and final photos are taken, our team submits those photos along with a Certificate of Completion (COC) to your insurance company. This is what triggers the release of your held-back depreciation — the Recoverable Cash Value (RCV) that the insurance company withheld from the initial payment.
Once you receive those funds, you pay the final balance — which includes your deductible and any applicable co-pays. That's it. No surprises.
Typical timeframe: 1–2 weeks for depreciation release after COC submission, depending on your insurer.
Step 9: Warranty, Thank You, and a Favor
Once your account is paid in full, we send you your warranty documents and a thank-you letter. We'll also ask you for a review — your honest words mean everything to a local company like ours — and we'll ask if you'd be willing to refer us to friends, family, and neighbors who might need the same help.
That referral network is how we've built our business in Greater Cincinnati, and we don't take it lightly.
Total Timeline: What to Realistically Expect
From first inspection to final payment, most homeowners in the Greater Cincinnati area can expect the full process to take 6 to 14 weeks, depending primarily on:
- How quickly the insurance company approves the scope
- Whether a repair-vs-replacement dispute needs to be resolved
- Material availability and crew scheduling
- Weather
The insurance approval phase is the biggest variable. When it goes smoothly, the whole process moves fast. When it doesn't, we stay in it with you until it does.
